A former nightclub in Knightsbridge could be yours after it closed its doors a year ago due to pressures following the Covid pandemic. With exciting development potential Rossiter Property Consultants have put a £700,000 guide price tag on the property.

It used to be called Coast Nightclub and the substantial three-storey property comprises of a fitted bar, dance floor, lounge, reception kitchen and restrooms. There is a second-floor flat, residential accommodation and storage space as well as a garden outside, accessible on an external staircase.

"I think it would make a good conversion to a fabulous townhouse with gardens. It's got enough land to maybe put a couple of extra plots in as well." Scott Rossiter from Rossiter Property Consultants said. He added: "If someone bought it they could convert the main club into a nice big house and living accommodation on two floors. The downstairs would have to be probably some sort of commercial element I would think. It could be an art gallery or it could be anything.

"If an owner occupied it and moved down from London or the midlands or somewhere it could be a really good opportunity."

The 7,529 sq ft property is surrounded by other commercial outlets and amenities like restaurants, pubs and food so any new commercial development in the area would fit right in. The quay area and public car parks are close by and the property on Lower Union Road, an important town centre road, is very visible from the Station Road A379 roundabout.

The property has fantastic development opportunities, subject to planning permission. Scott said the potential to bring in some new builds is there for the site as well as the mixed commercial and living spaces in the original building which could be partially demolished.

An architect and planner have been commissioned to consider redevelopment options and came up with a list of what could be done with the site, provided planning permission was signed off. Here's their list:

. 4 x 2-bed fats of 55 sq m with Ground floor storage

. 1 x newbuild commercial Unit at the entrance of 53 sq m with arch entrance

. 2-bed fat over the commercial unit of 60 sq m

. Approx 115 sq M of additional commercial (office) floorspace

. 4 x 3-storey townhouses of 148 sq m on the land to the side of the existing building.

Though there are some considerations that buyers would have to take into account. It is right next to a set of listed buildings at Devon Square so developments will have to be conservative.

Scott said: "There are a few little things that need to be resolved with the planners. There's the Devon Square next door which is a conservation area so I think a sympathetic redesign would go very well.

"Even a partial demolition of the building would work and you could replace that with some new builds - say cottage-style mews houses with some home working space. That seems to be all the rage at the moment where people want to live and work."

Popular with tourists and with a population of 5,600, back in the day Kingsbridges old club was the place to be, said Scott: "When I was 18-25 we spent a lot of our time in there after friendly drinking in Salcombe and Kingsbridge. So it was the place to be, the place to go!"

He added: "It's an amazing relocation opportunity for someone who wants to buy something; move into the flat upstairs and live in it and then work out the planning to change its planning use to a townhouse with maybe some small commercial units - there are lots of commercial units around it. It could be a leisure or a lifestyle business if someone wanted to do it. Not a nightclub but something else."
