With the cost of living crisis continuing to hit households anyone looking to get on the property ladder will be looking around at any bargain houses.

Here in Lancashire while there are many new housing developments being built we still have huge stocks of older properties including many traditional terraces and it is in this group that you're most likely to find some of the county's cheapest properties. From run-down fixer uppers to properties in need of a facelift there are plenty of opportunities to turn a bargain into a show home.

We've taken a look at some of the cheapest houses currently on the market. In this search we've excluded holiday homes, chalets, flats and properties which are currently tenanted.

For just £35,000 you could be the proud owner of this two-bedroom terraced house in Grange Street in Burnley. Marketed by Pattinson Estate Agents this mid-terrace has a lounge, kitchen, first floor landing, two bedrooms and a family bathroom although unfortunately there is only one image of the property.

Nearby in Colne this mid-terrace in Oak Street, with a guide price of £45,000 from Savills Auctions, boasts a large back yard backing onto a large public green space. The interior needs some updating, as well as a new kitchen and a clear-out, but much of the property is ready to be decorated with average house prices for decent homes in this street standing at around £70,000.

If you don't mind living on a steep hill this two-bed house in William Street in Colne, marketed by Petty Real Estate Agents, could be right up your street if you've got £45,000. It needs updating but has two large downstairs rooms including a big kitchen and an expansive back yard backing onto an area of woodland.

If you're looking for something a bit bigger it doesn't necessarily mean you've got to spend more as this three-bedroom house in Blackpool proves. With a guide price of just £10,000 you could keep your mortgage payments right down and hopefully have enough set aside to spend on refurbishments.

The property is situated on Braithwaite Street, a popular and sought after residential area, close to the heart of Blackpool. The house is described by agents Auction House as being "an ideal investment opportunity, with properties of a similar style having sold for in excess of £115,000 in good order".

Fancy owning your own quaint cottage with three bedrooms with a guide price of just £30,000? Then this property in Winmarleigh near Preston could be the one for you.

There is a catch - due to structural issues with the extension mortgage lenders won't offer a loan so the cottage is available to cash buyers only. However, if you've got the money to fix the extension, the house otherwise doesn't need a huge amount of work.

It has a huge conservatory overlooking vast rolling fields and a modern kitchen. three large bedrooms and a converted loft. If you're on the market for a project this could be the property for you.

For £85,000 you could have the winning bid for this six - yes six- bedroom terraced house in Fleetwood. This property in Windsor Terrace, marketed by Unique Estate Agency, has buckets of space and potential and you can even see the sea from the second floor bedroom.
