The most expensive home sold in Cornwall so far this year cost £3.7 million

Cornwall's property market has been nothing short of hugely competitive in recent years, with homes being snapped up every day as buyers continue to favour rural areas over suburban areas. The cost of buying a property in Cornwall has also seen a sharp increase as a result, with the average home now in the region of over £300,000.

According to Land Registry, as of June 2022, property prices across the UK have risen by one percent compared to the previous month, and risen by 7.8 percent compared to the previous year. The data also shows that the majority of the most expensive homes sold in Cornwall so far this year had a price tag of over £2 million.

The Land Registry lists the price paid for every property bought at market value. The data also includes sales under a power of sale/repossessions, buy-to-lets (where they can be identified by a mortgage) and transfers to non-private individuals.

As the data relies on buyers, or their solicitors, registering the sale and the price paid with the Land Registry, mistakes in listings may happen, they are usually corrected at a later date. Issues can include figures with too many digits or shared ownership prices paid for a part share listed as the whole price.

Fernhill House, St Ives Road, Carbis Bay, St Ives, TR26 2JT, which is a detached house, sold for £1,850,000 on February 4.
