If waking up to views of the coast and the distant sound of water gently lapping the shore sound idyllic, you're not alone - this is many house hunters' and property daydreamers' perfect lifestyle.

But if you don't want to be in a remote, windswept cliff-top location and prefer to be nestled within a thriving village then there's a well-positioned semi-detached cottage looking for a new owner in one of Pembrokeshire's most popular coastal communities.

And for anyone looking for a potential bargain and a renovation project to get their DIY teeth into, then maybe this cottage in Solva could solve the property search of location, price, and renovation potential.

Amy Watkins, branch manager of John Francis in Haverfordwest, is a fan of this coastal property, called Min Y Mor, which is full of potential.

Amy said: "It is a really special property - unique, quirky and its location is pretty perfect too; who doesn't want to be situated close to the harbour, the coastal path and some of Pembrokeshire's finest beaches?"

But it's not just the harbourside location and the opportunity to add value to the property that will excite buyers, the village itself is just as appealing.

Amy said: "Solva has a real community spirit, everyone is welcoming and friendly. It certainly attracts a wide range of people from families to retired people as well as investors.

"There are some amazing boutique shops, restaurants and public houses nearby, not to mention one of the best grocery stores, who have been amazing to the locals during Covid lockdowns, delivering goods to older and more vulnerable members of the community."

The house for sale is located next to the harbour, with the sea stretching out down the meandering coastal inlet which provides a home for many bobbing boats.

According to website Visit Pembrokeshire, at high tide the beach is a narrow strip at the head of the inlet but at low tide the harbour is completely dry apart from a small stream that offers fishing and crabbing opportunities.

The land that is exposed at low tide reveals a large section of sand, rock pools and even caves to explore.

The appealing harbour adds to the special atmosphere of this pretty village and this house is in the heart of it, with the sea just a few steps away and the local pub even closer.

The house is a double-fronted, four bedroom semi-detached home, attached at the rear to its neighbour.

The front courtyard garden provides a special spot to sit and watch the world go by, and if you're wondering where the car might go, well it's handy that there is a car park next door that Amy says offers annual parking permits.

Inside, once you have entered through the charming double-storey porch, the ground floor presents you with an open-plan kitchen, diner and lounge that spans the width of the home.

There are quarry tiles on the floor, ceiling beams above and the staircase located in the centre of the space.

Up to the first floor and there are two bedrooms and a bathroom on offer, and then up again to the second floor to two more bedrooms.

Although the property is angled towards the street, there are still windows on the first and second floors, including within that cute porch structure, that can entice you to look out with the promise of a harbour sea view.

Probably the best spot not only to see the sea but to watch the world of Solva go by outside, is the area on the first floor above the porch which is labelled as a bonus sitting area.

Arguably this is an apt description of the space, with three windows to amuse you by framing views of coast, climate and crowds of visitors in the summer months.

It appears there will always be something to have a nose at from this special spot within this characterful property.

Changes that a new owner could consider, depending on budget and achieving the necessary planning permission, is expanding the sea-side first floor bedroom window into a Juliet balcony.

And as the house only has one bathroom but four bedrooms, maybe one could become an ensuite to the master that can maybe also boast the new balcony?

There are obvious signs of water ingress and the property is in need of modernisation throughout but with a guide price of £150,000 there might be some budget left for some buyers to tackle the work.

Amy said: "The property would benefit from a complete refurbishment, although the current vendors have had new windows fitted already, which is hugely beneficial.

"Once finished this home has the potential to really stand out and be quite iconic in the village."

However, the house is likely to sell for more than the guide price as it is being sold by formal tender, which closes on Wednesday March, 17 at 12pm.

The estate agent states that prospective purchasers must rely entirely on their own inspections and enquiries, and tenders must specify the price tendered for the property as an exact sum of money and referential bids will be invalid.

For further information about the property and the informal tender, call 01437 980192.
